BASIC INFORMATION

Can I tour the property?

Currently the building is under construction, but you can stop by our leasing office to see our details up close. Look for our garnet red trailer at 816 Greene St. You can view renderings and virtual tours, and schedule a tour here.

Is there building security?

Our community offers controlled access entry, gated garage parking and after-hours security personnel nightly and on weekends. You will also be able to reach our on-call management team 24/7 for emergencies.

How do I make a maintenance request?

You can make a maintenance service request through the Resident Portal on the website for non-emergency maintenance requests. The request is delivered directly to the maintenance team. All requests are responded to within 24-48 hours. There is an after hours emergency request contact line.

LEASING PROCESS

What is the lease term?

Our lease terms follow the academic year, beginning in August and ending in July. The exact lease term dates will vary year by year.

Do you offer short term leases?

No, our leases are approximately one year. While we don’t allow subleasing, when possible we offer lease reletting or lease takeovers. Please contact the office for more information on the process and requirements.

How soon can I sign a lease?

Our application will launch in September! All requests for specific floor plans and units are made on a first-come, first-served basis, based on the timestamp of the executed lease. The sooner you lease, the better!

Leasing process overview

Our leasing process is fully online! The first step is filling out the application and submitting a nonrefundable application fee. Once it is approved you will be sent a lease through the online portal.​​ The lease screening process takes anywhere from 24-72 hours. Once your screening process is complete and your admin fee is paid, your spot will be secured.

Can I request a specific unit?

You can list your preferences on your application, and we will do our best to place you in the unit that fits those requests. All requests are served on a first-come, first-served basis.

GUARANTORS

What is a guarantor?

A guarantor is a person, 25 years or older, who is a resident of the U.S. that will cosign for the financial responsibility of your lease.

Is a guarantor required?

Typically, all students will need a guarantor. For more information on guarantor requirements with financial aid or for international students, contact our leasing office.

Does my guarantor need to state their income?

Yes, your guarantor must enter their income during the guarantor application process. Failure to add income will result in a FAIL screening result for your guarantor. This will delay your application being processed.

How much income is needed to qualify as a guarantor?

We require that guarantors make at least four times the rent. This income requirement also applies if the guarantor is retired or self-employed.

INSTALLMENTS + FEES

What is an individual lease?

An individual lease provides each resident with their own separate lease agreement and responsibility for his/her rental installments and applicable utility and parking charges. Each bedroom space is a separate leasing contract. By signing an individual lease, you are only taking responsibility for your rental installments and lease terms and will not be held liable for any delinquent amounts owed by your roommate(s). Additionally, as each lease is individual, even if your roommate has left for an extended period, they are still responsible for their room. If your roommate has left, you will not be able to occupy or use their room.

How do I pay rent?

Rent is paid through the Resident Portal. Credit, debit, and ACH payments are accepted. Auto payments can also be set up in the Resident Portal.

When is rent due?

Rent is due on the first of every month. Rent is considered late on the 3rd day by 11:59pm.

What if I need to cancel my lease?

We hate to see you go, but we do have a process in place should you need to terminate your lease. To terminate your lease, you will be responsible for finding a replacement resident to take over your room. Once we’ve confirmed that the replacement meets all rental criteria and has completed the application and leasing process, you will be able to sign a lease termination form and pay a non-refundable early termination fee of $300. Your termination is official once the new resident has completed the application and leasing process.

WHAT’S INCLUDED

Are the apartments fully furnished?

All of our apartments are fully furnished. Your bedroom comes with a full-size bed and mattress, under bed storage, one set of dressers, a side table, and a desk with a chair. You will only need to bring your bedroom décor such as bedding, curtains, a shower curtain, etc. Living rooms are fully furnished, furniture packages vary based on floor plan and can be viewed here.

Is WIFI included?

WIFI internet is included. Each resident will receive individual credentials to set up an account for your devices and your guests.

Are there in-unit washer & dryers?

A full-size washer and dryer are included in every unit.

What utilities are included?

Water, sewer, trash, cable and internet. Each unit is individually metered for the use of electricity and the electricity bill will post at the same time as rent. We do this to take care of the setting up of utilities for our residents and to eliminate any potential roommate disputes over bills.

Is parking included in rent?

Residents may reserve a parking spot during the leasing process.

Parking is not included in the rent and will be an additional monthly charge of $100.

ROOMMATE MATCHING

How do I ensure I am matched with my preferred roommates?

You will add the names of your desired roommates to the roommate information section of the application. You will need to list all desired roommates and they will need to request you in writing to ensure all roommate matching is mutual.

Do you offer roommate matching?

Yes, you will complete the roommate section of the application process, which will ask you to provide your year in school, social habits, study habits, and interests. We will use this information to find you the best match possible.

PARKING

Is there on-site, resident parking?

Yes, our property features a secured, gated parking garage for residents who choose to add parking to their lease. Parking is not guaranteed for all residents and parking requests will be accommodated on a first-come, first-served basis.  

Where can my guests park?

Paid guest parking will be available on the first floor of the parking garage.

If I don’t have a car, how can I get to campus?

Gateway 737 is a quick walk to Darla Moore School of Business and Arnold School of Public Health and less than a mile to the Horseshoe. The Columbia Comet has multiple stops near our property including one just outside at Gadsden/Devine, and it offers routes to dozens of locations on campus and around the city.

Other Questions

Do I need to get renters insurance?

Renter’s insurance is required and proof of insurance will be required prior to move-in. You can easily obtain renter’s insurance through the resident portal.

Are pets allowed?

We do not allow pets, but we welcome service animals that assist residents with disabilities. If you have a service animal, please reach out to the leasing office for more information. We’re committed to providing a welcoming environment for all residents, including those with service animals.

When will CONSTRUCTION be completed?

Construction will be completed in late spring of 2025, ensuring plenty of time to welcome residents in August for the Fall 2025 semester. Follow us on Instagram for construction updates and a behind-the-scenes look at the progress.
